I am a junior at the University of Arkansas at Little Rock and for more than a year I have read anything and everything I can find about Real Estate Investing. I am what you would easily classify as a newbie. I realize two things; first, I need a mentor, someone that has the experience that can fill me in on what I really need to know. Second, I need to know WHERE to find OPM, or at least how to make the contacts. I know that's the million dollar question, but I do understand that it is the essential ingredient to getting started. I am very enthusiastic to learn anything that anyone will teach me.

What you need to do is pick the type of investing you want to learn first.. wholesaling, buy-hold, rehab etc... then read all the forum posts here, and read books etc.... so you get a gist of what it entails.....

Also start going to a local REIA and TALK to people.... don't say HI, my names so and so.. i need a mentor... introduce yourself, tell them what your plane is in REI and then ask them about themselves.... and ask questions..... not how do i wholesale, how do i find buyers - sellers?? Those are too general and people will blow you off b/c they'll know you didn't put any of your own effort into finding the answers... Say I am thinking of doing a marketing campaign to these type of people (absentee owner, expried listing etc..) and i was going to mail letters first blah blah what do you think about this strategy... or have you done something similar in the past...?

these people will become your friends aka mentors.... and eventually you'll have something of value to add for them too.... I'm done blabbing, this is all my opinion so don't take it to heart... verify and see what works for you
