Not to pick at the nits but, bird dogging is not investing.

Nationwidepi's model works very well and it completely eliminates any possibility of the local authorities coming after the bird dog claiming they are acting as an agent or broker without a license.

Attention all BirdDogs,
Many have asked what they will be paid both here in this thread and also via direct emails. I have consulted with my partner and we have decided to pay a flat fee for all introductions to a motivated seller (short sale/sub2 candidate). This flat fee will be $250 for a simple introduction to a seller. Remember, you will get paid upon contract signing by seller and not have to wait for closing.

Some intro criteria:
Leads can not be in the NTS phase and if in the NOD phase, you need to get them early

Look for leads with minimal to no repairs needed
Sellers with stated income loans a plus
Little to 0 equity is the best, keep negative equity to under 15%
For TX properties, it is very important that the rents would cash flow the property as lease options are not as simple as other states (TX does not allow investors or an agent to write up a lease option contract)

For those of you who emailed me in addition to this thread, I will also respond with this message directly. Thank you all for your interest and if anyone needs tips or assistance with lead marketing, feel free to ask us. :D

James, this thread is a tad old, however, to answer your question, I am not looking to buy in FL right now as I don't have a team in place there for flipping.

Basically, I was looking for short sale and sub2 leads in the areas specified and still am. The more leads the better.

What work can you do? No offense, but many people contacted me from this thread and NONE have produced a single real lead that I could close on.

It appears that this thread has been a waste of my time here and my efforts have moved on to other things at this point.

I was unable to PM you because you have not yet accepted my colleague request.

I have a 3 bed, 2 bath 1600 square foot property rented to 3 UNT students for $1100 per month. The existing note on the property is approx. $93,000k with $18k, in unpaid interest. There is no lis pendens not to mention a NOI. The property is valued at $123k.

The note is held with Chase.
