When I Started this post I always suspected that many people would think this was a scam. But as you can see I am not asking for any money or checks or stuff like that. It is a simple real estate investment opportunity I am presenting. This was the same case when a young Cameroonian proposed, investors to invest in the transport industry in Cameroon. everybody ran away calling it a scam. but TAUG, an American company braved it and held meetings with the young man and soon, they set up a company in Cameroon with profits rising by the day.http://www.transauto-group.com.

I am only interested in serious investors, no money exchanges, nothing just talking and if you like my idea, then we could work together.I am surprised that because you hear Africa you all think it is a scam. yet nobody has emailed me to get more details on the idea.
In a nutshell, my plan involves the building of apartment buildings in major cities starting with Douala. Building costs and labor are super cheap here, so you can build an apartment building here at like 1/20 the cost you can build one in the US. Secondly demand is usually so high that by the time construction is over all the apartments are booked. In Cameroon for example, this is a new phenomenon, and with rising costs of living and scarcity of land , the demand for housing is rising at a crazy rate. it is a long term project and I stress on the possibility of good yields. I do not want to purchase, what I am looking at here is constructing from scratch. residential buildings. in the central parts of town. construct and hold, then run on a rents based system, and then sell with time. By then the prices would be higher which would provide a chance to plough back profits for more investments in the sector. I am not looking for silent partners, but active partners who would be involved in the whole process. Not used to the US system of banking, real estate and mortgage, so would need some well informed partners to collaborate with and share ideas and come up with a worthy plan.

I just don't understand when you say "scarcity of land"? Have you been to Africa? Don't think that is a problem. My only question is this. Why would an investor put his hard earned money in Africa when he can invest in his own backyard? You have a hard sell my friend and in fact I don't think anyone's buying it.

OK...I'll bite. You say you want ideas and such...not money. If you're bringing us the deal, we would expect that you have the plan to lay out. Development is a very complex process...even in your home country. Do you know the laws and policies regarding this process in these African countries? Do you have a local network of legal, real estate and accounting professionals to assist with the process? Do you have local contacts on the ground to provide the actual building sites and help with due diligence (zoning, utilities etc.) I assume you're flush with funds since you're not asking for money...you have cash to develop these properties until fully leased? Exactly what kind of ideas do you want? As I said, this is a VERY complex process without adding the distance, language, customs, financing and money exchange issues. Do you have any experience in development? Construction? Financing? Property management?

The idea of rentals properties in foreign countries is enticing where the cost to rental ratio is much better than here...but we need more details...sceptism is not a bad thing in investing. You'd know what I mean if you've ever had a bad one.
