I have short sale leads from $300,000 to millions I need help!
these leads I have just gotten and they are very new I started in one of those home study courses and then signed up to partner with a big name guru but it seems like I'm still getting nowhere

Can someone help? Any suggestions? I have yet to learn about the whole short sale process.

Sabrina-

When you say leads, are they actual qualified leads where they have attempted to contact you? If so, have you thought about having a short sale processing company negotiate the short sale with the lender on your behalf?

My company specializes in short sales and we negotiate on behalf of RE Agents and other Investors. Plus we actually do short sale flips too!

It seems worthless to sign up with the big guru only to be left in the dark.

I would suggest you contact the leads and convert them. If you've got phone numbers then great! Chances are you don't so you'll have to mail them a letter. There are a bunch of threads here on BP that talk about that

In my defense, I contract with many investors and agents and make money only when the transaction closes. On the otherhand, they learn about short sales regardless if it closes or not.

If by shameless you mean asking for business in a forum where we are all here because we want to make money, then I am indeed guilty!!!

He hasn't left me in the dark but I guess I fell a little
over whelmed and just ready to start now you know it was a partnership type thing but I just need to finish reading the manual and wait for him to call me it is a "free" partnership though. I just need to learn patience I guess.

Some of these are leads that are from different parts the US that I have paid to get and some are from real estate agents that I have contacted in different areas of the US also.

Definitely interesting to hear your short sale lead experience.

Definitely let us know your success stories. You know it is definitely good to do the contrary, many people in our business sometimes refrain from hitting the pavement (cold-calling or cold canvassing). Its very funny that you mentioned, though when I was 16, I used to cold call for lumber equipment!...haha. Despite the minimum wage salary I though was gold at the time, and abuse by superiors for playing around, I did learn good general sale skills- that I use sometimes now (standard rebuttals and etc.)

Though again there is always a place to start, and you have to start somewhere to get places. I definitely commend you if you do succeed in cold calling.

In response to Nicks question, here is how my service works.

I send out an email newsletter on loan modification and short sales to about 500,000 homeowners a few times per week. I also promote web sites and a toll free number in search engines. Consumers click or call for a free consultation.

The leads come in to a central database and are distributed based on the criteria that my customers preselect. I try to sell each lead 3 times for $15 - $20 each. Most leads don't get sold automatically and land on the Cherry Picked Leads® database. From there a registered user can filter the leads on any criteria they desire and purchase them one at a time.

I have been doing this a little over 10 years and have about 1.4 million leads from my own websites.

Scott,
Ultimately aren't we all selling peoples misery to gain profit, in a way? We find very motivated sellers and make a profit from it. Granted, we also help them out with their situations-hopefully repairing their credit, or providing other options to create equity or save their house, along with making an offer on their property. We have found that we make the biggest profits with motivated sellers and those are the ones we market to. If an individual takes it a step further and finds motivated sellers and sell those leads, its really no different than being a bird dog.

A better comparison would be the phone company charging you a monthly fee to keep your phone number unlisted. Since you wish to be unlisted and your contact information cannot be sold, the phone company has figured out a way to make money from your information nontheless.

Bird dogs are not the same either, the idea is that they are facillitating an exclusive relationship between a seller and an investor. Bird Dogs are cultivating relationships and adding value.

On the other hand, Mr. Schmidt, is simply organizing and distributing information to whom ever will pay. There is no exclusivity, there is no added value. He is simply profiting from the mass resale of information that is already readily available.

If you were in default and about to lose your home, would you want Mr. Schmidt making money from the sale of your information?

Yes, we are making money from other peoples misery. In my case, I offer much in way of protection from default, waivers of deficiencies, and promissory notes. I offer them a place to relocate, help them with expenses, and have been known to lift a couch or two.

Perhaps I am old school or just too sentimental, but I believe more of us should be helping and less of us should be skimming.

I had a chance to read your original post before it was edited. I found the information useful so thanks for the heads up.

Actually, I added the mentoring program to my site as an alternative to my partnering program.

In working with local investors, some preferred an alternative to JV's which would cost much them much more in the end. They use the link to pay for partnerships using their credit cards in lieu of a split of their net proceeds.

Since you mentioned your negative experience with my site with regard to the mentoring, I decided to make some changes.

The mentoring program is for local investors and not intended for all investors. I work with investors outside of my locale through negotiation services or JV's only.

I am sorry for the confusion.
