Hey Joshua, Great Question... well lets see if i can encapsulate the info for you.
I have a unique understanding of valuations of all types of properties. I was a senior underwriter and certified appraiser for almost 30 years. I have been investing in real estate since 1989 and i have been a student of some of the top Mentors in the industry since 1998. I have successfully bought, sold, rehabbed, short saled, Lease Optioned, and Optioned Millions of dollars of real estate including luxury homes and have been teaching and mentoring students in the luxury home arena since 2005. I have been asked to speak for such leaders as Ron LeGrand regarding my knowledge on quickly liquidating homes using a strategy called a "Liquidation Event" of which I wrote a book on the subject. And I created a mentorship program called "Luxury Homes University". I have also created many automated systems to help students/investors increase their business such as my Luxury Homes Seller credibilty and Liqiudation Events Templated Websites. I have successfully coached students to 6 figure checks using the above strategies. Hopefully this information helps answer your questions?
It Depends.... Some investors are much further ahead or behind than others, so it isnt fair to just put a flat dollar amount on it. I usually like to spend 30 minutes on the phone discussing where the student is at in their investing and work out a game plan suited to their needs and budget. I asess everything from where they are on lead generation, marketing, negotiatiing, and exit strategy.
So, is the mentoring required in order to get funding from you? I'm trying to figure out if you're offering money here or mentoring. If someone signs up for the mentoring, do you guarantee funding a deal? Or, could they end up paying for the mentoring and then be told their deal doesn't work?

Some students just want coaching. some want a partner. Depends on the student. Now, when it comes to partnering on a deal, i dont charge because im being paid with a % of the profit on the deal. But I always like to analyze every deal before going into it to see if it is a viable deal. Also, most deals are done with options. rarely do we need to fund a deal using that strategy. However, there is the rare occassion on a deal too good to pass up if the #'s are good enough we can usually find hard money.
No... if i like a deal that i think has alot of potential, I will partner with a student on it. We both end up profiting and the student learns as we go. So everyone benefits.
I noticed that all of your replies state that "I will partner with a student" or "depends on where the student is in their investing".
This leads me to believe that someone must be a student of yours for you to consider any deals with them.
But the title states that you will partner up with people on high end luxury homes?
If this is true only for students then you are advertising your books and mentorship!
If you are offering to bring money to the partnership deals with you and your experience than you may have some takers.
As Josh asked, "What do you bring to the picture, Richard?" If it is only for students, then why advertise here, as most of us are not your students and will not pay to be told to do what we have been doing for much longer than the times that you have posted.
I would certainly understand if you had a list of luxury home buyers that you could bring to the table.
It may seem like your under attack, but I can assure you this forum is full of experienced and knowledgeable investors and asking you questions will have the expectations of detailed answers minus the typical vague and generalized BS that's out there, and we will quickly dissect that finding out if your just another product pusher
