We have the following deal in the Chicago land area:
Upscale community, primarily a residential village trying to establish a retail tax base with a downtown/destination development. We have been in contract for 5 years. We have 20 acres and another 22 acres are available on our south border (different seller). This is within the downtown corridor and part of the village development plan. Without going into specifics, we have an agreement with the seller to finance 20% of the sale price with interest payments due quarterly and a balloon payment after 4 years. We have had the benefit of a favorable contract without any time restraints. Hence the 5 years. If you're interested in hearing more, please let us know. We are leaving all options on the table.

Sorry about the vagueness. Some what new to this site. After following this village for the last 6 years, we seem to know it very well though.
It is at Krueger Road and Midlothian Road in Hawthorn Woods, IL. Our Phase I Environmental and Preliminary Soils Exploration confirm that it isn't "swampland". (:
This village has a new Mayor that wants development in the "Midlothian Corridor" and will be open to suggestions. The previous Mayor had a tendency to turn away potential projects and/or make it extremely difficult to move forward. We met with the new Mayor on Friday and he is a business person that is bringing a business mentality to the village. Quite refreshing to say the least.

This plan was developed to give developers an idea of what to expect from the village. These are only soft guide lines to the downtown development. The new Mayor said quality is really the only thing required with planning and they will be open to basically everything at this point in time.

I also have deals in Chicago as well. Just thought I would put this on here. I have properties that are already cash flowing and then I also have properties that are under rehab as well. We currently buy and sell single family houses and multi units. What type of deals are you looking for?
