Bed/bath/square footage/year built/land size/condition/repair estimates/current market value (how did you arrive at this figure)/comps/rental rates with comps/are you the current owner of record or what part of the transaction do you represent?.etc/etc/etc

What part of San Bernardino? County or city? If your talking about city, I wouldnt even want to send any contractors out there for fear of their lives.
