This needs to be an all cash offer. This is a rehab, needs lots of work. Will not qualify for loan.Needs to be an investor with cash or some type of funding in place.

Where are you getting your ARV figure from?
$300k on Phillipi sounds too high! I know Sylmar very well and in fact, I think I saw this one already before and passed on it.
