I'm looking to partner with investors and realtors on wholesale deals, I have been steadily buiding a buyers list of cash buyers and I can open up the opportunity to other investors. I can pay a simple birddog (usually $1000) fee or depending on how involved you are with the deal we can split the assignment fee.

Please tell us more about what you're looking for.

Are you looking for rehabs or properties that are move-in ready?
Do you have a price ceiling?
How soon can you (and your buyers) move on an opportunity after it's been presented?

OK sorry for not being more specific. Most of my buyers are looking for the same things. Price + Repairs must equal 70% or less of appraised value. No price ceilings, but middle-class homes are the fastest flip. Most leads can be acted on within a few days if they are good deals.

Also, no price floors either. If the property is a lower class property, price must reflect that. My buyers are very aware of the houston market and they want discounted properties!! not properties that are just cheap.
