I am bird dogging a deal in the Lawrenceville area (northeast ATL) with 5 brick duplexes (3 have gone under contract within 48 hours).

Loan stays in sellers name - you just bring closing fees and bird dog fee and it's yours.

The duplexes are all subject to, partially or fully rented and the owner is leaving all equity on the table.

after one week we have four contracts sent out and five more duplexes to go.

if interested in this deal (or future deals) email me (click on my profile for my email) or PM.

we have more deals ("subject to" quads and wholesale SFR's) in the hopper in the ATL area.

we close on 8 of the 9 "subject to" duplexes this Friday. We have one left if anyone is interested.

Just added a "subject to" house in Lawrenceville and have 8 other wholesale houses (2 have renters in place) in the ATL area.
