Joshua Dorkin has a great site and seems to be a valuable source for networking, but I am wondering who has really closed a deal or networked with others on BP?

My experience so far has been this, 2 contacts from BP emailed me about their needs and when I asked for documentation before I sent them over deals, they disappeared? I had one member warn me that the site wasn't great for networking, while another one said it was good?

I'm trying to grow my contacts and I am looking to get away from the time wasters or "air deals". I came to the site in hopes that I would connect with the rights sources be it sellers or buyers

Regardless of the site or arena you network in, you'll find that a good number of members are wannabes or pretenders.
It has nothing to do with the site or its contributing members. There may be a few more pretenders on this site due to the popularity and content of the site, but that should be expected.
As with anything else, I would suggest that you do your due diligence before entering into a deal or agreement with someone from this or any site.

In addition to that, do a search here on BP. There is already a thread topic which discusses who here has completed deals with other BP members. While it is not a ton, many will attest (including myself) that some of the contacts made here are invaluable, closed deal or not.

It's nothing against the site and I think with the due diligence I did, the pretenders disappeared. I'm on different sites and experience the same lack of professionalism. Just wanted to see who's making deals

Couldn't agree with you more, I feel the site is better then activerain another Re site. Again trying to see who are the real deal and not deal busters. I just don't get those pretenders or wannabe be's wasting time, I maybe new in this profession, but I like to deliver when asked for product.

Thanks for sharing. As others have said, there are BS'ers on every network online, and in the real world as well. We do our best to call those people out and expose them for who they are here on BP. There's no avoiding it, but we do our best to make sure these people are exposed.

That said, lets all take it easy here with one another. I appreciate everyone defending the site . . . it means a lot to me that our members feel strongly about BP.

That said, if you go to the profile of different members, you'll see lists of colleagues. I venture to guess that most colleagues that people have on their profiles are people they have networked with and met on the site.

I can give you hundreds of examples of people I've personally met through the site. I'm sure that others could/would say the same.

I haven't personally closed any deals with other members, but have referred many people and made many dozens of connections for others, and again, I know that this happens on a large scale here every day for others as well.

So . . . yes, it happens. If you want to talk about it, go for it. Wouldn't it be more effective to just get out there and start networking instead of postulating about it?

If your intention is to find out who actual makes deals and actual does what they claim, a good tell is the profile. Someone with a large post count, a high influence level, a complete profile, their own website, etc., etc. they are probably real players.
You can also tell who are the fakes and who are the players simply by reading their posts. Many talk the talk, but don't walk the walk and the way to find out is by reading their posts and asking them questions.

I have had countless valuable hours of mine, wasted by people who claimed they were something and could provide something, but really could not. While that is frustrating, it is part of the process of weeding out the phonies and then calling them out so everyone else knows too!

While I don't agree that post count, influence, or a website mean very much, I strongly agree with WILL that you can quickly determine whether a poster is a successful investor or a pretender by reading their posts and asking them questions.

However, I'm not sure that successful investors are your target market Francisco. In my opinion, most investors who are already successful can find their own deals. So, I would think your market is really trying to find new and relatively new investors who don't yet have the ability to find their own deals and yet have the money to actually do deals.

If that's the case, you will necessarily need to weed out the 95% of wannabes as you search for the 5% of newbies that can and will actually do a deal. Even then, you will probably only be able to get a small subset of that 5% because many of them will feel more comfortable buying deals from someone local. I'm sure that you can network and find some customers here, but it's certainly going to take some serious work - just like EVERYTHING else in business.

Welcome to BP.

As the members up top have stated, as in any endeavor in life -- that requires hard work -- the talkers tend to outnumber the walkers. However, I assure you there are quite a few walkers in BP.

I had a nice discussion with member Will Barnard, of Nationwide Property Investments, yesterday. He gave me some actionable advice and left the door open for us to do business going forward. It also helps that he and I reside in the same state. In addition, I spoke with member Jose Rodriguez of Hawaii. He shared some wonderful insights with me, as well. Mike Oh is no joke with his thoughts. He's got a hard edge but also not hesitant to give props when you've ran your numbers and scored a great deal.;-) Nick Johnson... Eric Medemar...Douglas Christian...Scott M...Rich Weese...Jon Holdman and countless others in this fantastic forum, freely contribute their thoughts, wisdom and ideas to the rest of us newbies who are humble enough to listen and take action. And of course, Joshua Durkin is the Man for putting it all in motion. I haven't read many posts of Jesse R but I'm sure he does more than talk, judging by his post count.

In conclusion, yes, the blowhards among us, will always sell woof tickets -- all bark and no bite. However, sooner or later they're discovered for the charlatans they are and the real McCoys are revealed by the substance of what they have to offer.

Update: Deals completed on BP between BP Members - Just paid off a deal that was formed right here on BP. Investor made the return as promised and scheduled - each party (I am one of the parties) more than happy with results and looking forward to more future deals
