Our investors are very hungry for any income producing deals, as well as bridge deals for assets in a transition period (fractured condo projects). In addition our investors are aggressively seeking the following types of deals to fund:
Discounted Note Purchases & Buy-Backs or Distressed Assets: Owner has an opportunity to either buy or buy back a note from a lender at a discount (may be performing, non-performing, or defaulted). Our investor can purchase the note directly, or participate with the buyer in the note purchase, or finance the note purchase for the buyer. Lexington Equities is also a principal buyer of distressed debt, or distressed commercial real estate situations with a special emphasis in the metro New York region. Lexington Equities is a principal buyer & developer of distressed commercial real estate properties in the metro NY region, and we are actively seeking acquisition and or JV opportunities for our portfolio. In addition Lexington can look at alternatives and secondary's- as long as the asset is being offered at liquidation valuations- we are interested in purchasing or our investors can lend against these assets.
Construction Loan Takeout Prior To Stabilization: Borrower has a maturing construction loan, but the property is in lease-up and the construction lender will not extend. Our investor will finance properties in lease-up prior to stabilization.
Bridge & Mezzanine Loans for Transitional Properties: Borrower plans to renovate a project in order to raise rents / increase value and seeks a loan that will fund acquisition as well as renovation costs. Our investor offers future funding options.
Business Loans & Business Financing: Established business owner has plans for business expansion via leveraged buyout of partners, leveraged buyout of competitors, and needs a capital injection. Our investor offers SBA financing for businesses that can show verifiable income via tax returns. Our investors can fund anywhere between 1-3X the yearly NOI. Rates can range from prime +1-3, and a 5-10 year term.
SFR No Income & No Asset Verification: Homeowner is looking to acquire or refinance a property that has substantial equity, though cannot provide income or asset verification. Our investor offers 50-65% LTV for acquisitions, rate/term refinance, or cash-out refinancing in select states: Connecticut, Delaware, Florida, Massachusetts, New Hampshire, New Jersey, New York, Pennsylvania, & Rhode Island. Upto 10M.
