I'm looking for apartment buildings in downtown Brooklyn and anywhere in Manhattan.
Criteria:
-At least 40 units in Manhattan or 10 in Brooklyn
-Rehab OK
-40-85% LTV
-At least 40%-50% occupancy in Manhattan, will look at some vacant properties in Brooklyn
-A, B, or C class
-Budget up to $100 Million

I do Know of a person that is trying to sell a 6 unit in Brooklyn. I will ask around my network of investors, agents, and bird dogs if they have seen or have 40 unit building or greater for sale. But I do see that your post is like 2 months old and I know a lot could happen in two months.

No not in the Williamsburg/greenpoint section of Brooklyn but I do Know of some one that has a brownstone In down town Brooklyn that maybe for the right price he would sell.

If the right price is a deeply discounted price then I'd like to hear about it. Also Is it a rent stabilized property?

sorry for the late reply robert I am working on some big deals right now. The answer to your question is yes the 6 unit is rent stabilized except two apartments I believe but that is about to change.
