Connie,
You might want to consider buying a power course from an expert is short sales. Don DeRosa is an expert at it. In order for you to learn these creative ways of real estate investing you will need to educate yourself and invest money into your education.
Your plan to split 50/50 with someone is great but you can do it yourself and keep all your own profits.

I think partnering up is a great idea.
However, I would give a little more background about yourself, and what you can offer the investor.
Are you an agent? Do you know any agents?
A major part of the short sale flipping process is finding that end buyer. If you either are an agent, or know a good agent, you can put the property on the MLS.
For example, I am partnering up with a guy in Florida (I am in California). I will be bringing him the leads, and he will help me close them on the deal. He is not only walking me through the deal, he is putting up the money, and providing the negotiators. In exchange for that, he is getting a percentage of the profits.
It is good for me, since I have not seen a full deal, end to end, yet and I don't risk any of my money (except for marketing, which I would spend regardless).
Trying to learn on your own is very tough, and once you have done one or two, you can learn to know whether or not it is something you want to pursue, and/or take on, on your own.
My recommendation is to read through all the posts here in the Short Sales forum on BP, then starting asking some targeted, specific questions, to clear up the questions you may have.
Brian,
What your describing sounds more like bird dogging where you just bring buyers and let the other person work the whole transaction. There is nothing wrong with that and partnering can be good but it seems these days people always want something for nothing.
Anyone who went to college needed to purchase the text books to learn the course material. Its no different for someone who wants to learn a specific RE skill. You need to buy the material in order to learn how to do this.
I am not pushing guru products but no one else has any material for sale.

Curt,
Point well taken.
I guess it depends on the background of the person.
Brian
Connie,
Before you go and spend any money on education, spend some time reviewing threads on this site. Many people that perform short sales have and continue to provide education. Also you should attend a local REIA. Seek out those that perfrom short sales and talk to them.
Education is important, but make sure you are spending your money wisely.
James
Connie I agree with James. BP is a great place to be and offers lots of free information and often times you get these educational packages and still are no better. Education is important but get as much free education as you can until you can really afford it. Even then be cautious because everyone who is calling themselves GURU's are not.
Spend your money wisely.
This site has helped me and hopefully will help you. Alot of great info on this site. Get a great investor in your area and give him leads for a percentage of the net profit. Hopefully he will help you reach your goal.
