Oct 04 '09, 09:56 AMI am looking on a nationwide basis for agents/brokers/birddogs to locate short sale leads. I am looking for homes that are at least $200K above the median price range or have at least $500K in debt. I need realtors that will:
a) present offers to listing agents on short sales or
b) allow us to work with you to complete the sale of your short
sale listings
Either of these methods will allow the agent to get their full commission and possibly qualify for a sales bonus depending on the deal.
For a) above the deal will work as follows: Contact me regarding an active listing on the MLS. I'll option the property and have the listing agent continue to list it on the MLS to find a buyer for me while I negotiate the short sale with the bank. At the double closing I purchase it and immediately sell it to the end buyer. The listing agent gets 3% from the seller and 3% for finding the end buyer. I'll give a finders fee of 3% to the agent who found me the deal.
Process b) above will work the same way except their will be no "finders fee".
