Dont understand why an investor would sell it so cheap if almost all of the rehab has been done minus cleaning/elbow grease? carpet is the only thing you list that requires money.. ?

That rent range is pretty wide; I will use the lower figure since that is close to the Section 8 number. But at that rent amount, I'm not expecting to pay much more that $80K or thereabout; i will have to crunch that figure.

Still need the number on the remaining repairs. When you say the rehabber ran out of money, then there must be some amount of money needed to do this. Since i would be outsourcing those repairs, numbers will determine the strength of this deal as a rental.

Good morning Juan,

In regards to repairs - the property needs a good cleaning (wipe down) from being vacant, some yard work-cut grass, tidy up (trim) trees, re-stack small wood retaining wall along portion of driveway (labor ony-just need to reposition wood that is already there),and some minor odds and ends.

The only major expense is that it needs carpet throughout-you can get Home Depot or Lowe's builder grade stock carpet and pad installed for ~$2,000.00 or so.

I can't think of anything else-repair wise there isn't anything much- I don't even know if it really qualifies as a "rehab,"-just basically needs carpet and cleaning to move in.
