Hello To All,
My name is Abner Williams and I've been doing real estate for about 4 years and have seldom to close on deals lately. I purchased some real estate books to learn more about the market in these days and times and have learned a lot over the past few months. I've been fortunate to have linked up with a few real estate/REO sellers and buyers and I currently have a few deals on the table. I recently had one that was about to close, but unfortunately the buyer turned out not to have all of the funds that he claimed he did. I didn't let that discourage me because I know that they're a lot of bulk REO deals being made out there by some of my other colleagues. I've seen a lot of success stories on the website and glad that I came across it. I know that I have more to learn and I look forward to getting positive, but REAL feedback from you all. I also look forward to networking with you all so we can ultimately do what many of us are on this website for----make money while earning the trust of our peers because as most of us know, everything is not always what it seems. Thank you Peter and I see that it's a great place for answers.

To be clear I'm working on a few deals right now(none closed yet). I almost closed on an REO deal earlier this month, but it didn't go through in the end.

Unfortunately there was not much i could do with the deal that did not close. The buyer signed the NCND, showed proof of funds, and submitted letter of intent so everything was going smooth, or so we thought. The unfortunate thing is that the buyer's rep did not send the buyer ALL of the needed information(PDF). The buyer's rep was given that pertinent information at the beginning and was instructed to pass on to the buyer would have all of the information(which goes without saying).

Due to the buyer's rep not submitting the PDF at the beginning, the buyer ended up coming up a little short(was a steal of a deal already) due to the maintenance & expenses that they had to put out on the deal.
We found this out when my seller's rep contacted the buyer directly.

There was a lot of time and effort put into that deal along with patience, but that's the way things happen sometimes(nature of the game).

So it's not that the buyer backed out. The buyer just wasn't given ALL of the information by their rep to make an educated decision which would of saved both the buyer & seller some time.

As far as lessons learned: I learned that things don't always play out the way you want them and to never give up....try, try, try again.

And as far as what I'm looking for in a partner/mentor: Quite simple: I'm looking for a partner that i can network with(as far me helping their buyer find a property and their seller to find a buyer to invest in & vice versa). In simple terms help each other to achieve a common goal. As far as mentor, I'm looking for someone to help guide me in the right direction. Let me know when I'm doing wrong(I'm all for constructive criticism) and help me find effective ways(as OUR way may not work all the time) of achieving my goals in the real estate world.

Question for you: I seen some of your posts and it seems like you're quite knowledgeable in real estate. What are you looking to achieve on this site?

Abner and Nicole. You both should find a successful closer who would walk you through the deal for a cut (There are some reliable members here who would do it). IMHO, you should not connect with each other to do business together. (Although comparing notes may be helpful) since two unsuccessful deal closers don't make it a successful one. (No pun intended)

I'm located in Las Vegas. Well Nicole if we partner together I think we could get some results and make things work(I've already read some of your posts). And where are you located Nicole?

Hello Eddie, thanks for the incite and you made a good point, but you never know until you try. :) Appreciate you taking your time out to reply.

And you're right Steve, it was a bulk REO. Thanks I have been reading the bulk REO forums and currently networking with some of the investors in those forums as well. And thanks for you incite as well.
