Hello All,
After months of researching,it's been a week since ive really decided to jump in to wholesaling.I have found someone i thought was going to hold my hand but she's doing more a group thing which i will still attend.The next club meeting i will attend is in 2 wks. However,i have already come in contact with a cash buyer who is buying properties NOW. He's already bought 7 in the last 3 wks and looking to buy more.Time is money. A % of something is way better than a % of 0. I'm willing to locate potential properties but don't have a clue of how to write a contract.Ive seen and printed some online but wouldnt dare do this alone. If anyone is willing to help me land my first deal now,please send me a message.I still will take the time to learn and take this process slow by building a list,doing mailings,researching,etc but i have a great feeling that i cant let this oppurtunity pass me by.I'm in Baltimore,Md.

You need to learn how to find properties from motivated sellers or potentially motivated sellers. Look for houses that are vacant, boarded up, have waist high grass (this works better in the Spring). Write the addresses of these properties and look them up on the tax assessor's database to find the owner and see when they bought their house. If they bought their house in the last few years, they're most probably upside down. If they bought 10 years ago, or better yet, 20 years ago, there may be a lot of equity.

You need to know how to detrmine the ARV (after repair value) so you can then determine your offer to the seller and how much to market the property for.

This site and a lot of other similar ones have a wealth of info on them. If you're just starting out, read and listen to everything you can about real estate investing.

Talk to the cash buyer and find out what he is looking for in properties and then go find them.
