We are seeking both domestic (US) and foreign investors to acquire an equity position in a Class "A" regional shopping mall located in the mid-West region of the United States.
The newly-remodeled Mall has over one million square feet of leasable space with a single multi-story enclosed parking garage. Tenants currently occupied national and local businesses and include several â"Big Box' retail stores occupying over 120k square feet each. The Mall is strategically located in a major Metropolitan Area with easy access to multiple high-volume Interstate highways.
Interested parties must be in a financial position to invest between $50,000 and $200,000 USD for either a 5 year or 7 year term. An investor may extend this term with approval of the Principal Owners and on a case-by-case basis.
The Principal Owners are offering a fixed return of 7% annually plus an equity buy-out at the end of the term of the investment. The total yield to investors for the 5 year term buy-out is 9.86%; the total yield to investors for the 7 year term buy-out is 11.29%. The interest rate will remain fixed at 7.0% for both options, and interest payments shall be made to the investor semi-annually (two times per year). The premium payment for the 5 year term buy out is 20%. The premium payment for the 7 year buy-out is 30%. The investment is to be secured by real estate with an equity position in the Mall's ownership.
