We are looking for some bird dogs to help us sell TURN KEY, RENOVATED, PROF MANAGED, HOME WARRANTY, OCCUPIED INVESTMENT PROPERTIES in the Indianapolis market. Indianapolis currently has 60-40 rental market and we have seen an all time high of out of state investors buying here. We will pay the best referral fees we just need help moving more properties as we are buying volume now. All properties have a cash on cash return of 15-20% and each property cash flows at least $250 per month. We have a vast data base of recent buyers that we can provide to potential clients.

Please provide specifics on the properties. If you're just looking for buyers, which it sound like you are, please post in the buyer's list thread.

I've looked at some properties in Indy, but they are in old, low income areas (25% or more at poverty level or below). Looked at zips 46201, 05, and 18.

Hi, OK, I admit it, when I'm on my bike or in the two seater I ride or drive sometimes over the posted spped limit. I know, that's breaking the law, but I weigh the risks. That's what you need to do if you birddog for properties in any state and get a "fee" for finding a buyer or seller without a real estate license. It is illegal. Problem is, I have a good idea where I can let it rip becuae the people around me, if there are any, don't really know who I am. But in your case, there are many people involved who might see it and they know who you are. If you think you can out wit investigators, I doubt it. Many states are cracking down and you'll get hit for more than a speeding ticket! The RESPA viloation alone will do you in, well, is it not a cost or amount paid in connection with a real estate transaction that did not appear on the HUD? If you are going to do this, sell a list of names without any consideration as to any deal that arises from the list. Otherwise, get a license.

Sorry about that I thought this is where you found bird dogs... We have several properties that are turn key and our inventory is always changing. We have been paying "Marketing Fees" up to 15% of final sales price. All of our fees are on the HUD and our Marketing team gets paid at closing from the title company. I was not aware of this being an issue here in Indianapolis. I will look into Respa I do not want to do anything wrong I surely would not be posting it if I thought it was illlegal. Thanks for the info. TC yes those areas you looked in are not the typical areas I would buy in. We just had an bus tour from Oahu 2 weeks ago. I just was trying to point out where there is a high demand usually there is a reason for it and for Indy you can not go three streets over in these neighborhoods on a weekend without seeing a bustour or Vans with out of state plates showing multiple properties. The good thing is that these OOSB"s can not get the deals we get showing up on a weekend and does not effect our buying. I would just like to get to these buyers before they have to pay 2k for a tour and get what the tour wants them to see.
