I Need Help Badly

Well my wholesaling/investing career has been a dismal failure for the last year and a half. Try as I might I could not pull one single deal came close a few times but it ended up not getting it closed. I have no clue why I marketed and marketed with no luck.

On top of that I don't have a job anymore and to make matters worse my OCD(obsessive compulsive disorder)has flared up to the point yesterday I had a complete utter mental breakdown that put me into tears.

Now I need help badly I need someone to take me under their wing and help me get my business up and running. I can't pay anything the only thing I can afford is time which I do have a lot now.

Please I'm actually begging someone to help me I'm in a state of despair and I don't know what to do now.

Try Zoloft and Abilify for the OCD. Worked wonders for my son, though he put on a bit of weight.

As for your biz. Get together with Rich Weese. Maybe hire him as a consultant. Just don't talk politics with him. He is a real mean SOB when it comes to politics. There is just no talking sense to him when it comes to politics. Tea baggin redneck!

Something you may really need to consider: Is this the right business for you? Take a step back and really look at it. There are a lot of ways to make money, you just need to find one that is a good fit for you. If wholesaling isn't doing it perhaps you could try some other aspect of real estate.

Mr Investor.. everyone has it tough and you're not the only one, you have to just keep your head up and hope for the best but never ever give up. I've been out of a J-O-B over a year and a half. Right now, I'm working on my REI education by reading and asking questions on BP. Time is all you can afford right now but, knowledge is free if you know where to find it. Hang in there dude :)

James are you serious man? I'm not trying to be cold but I've sorta gotten to know you and I might be in shock. As far as wholesaling you have a good buyers list right? Maybe you need to adapt to this market. What kind of wholesale problem are you having? So sit back, rethink things and get that unemployment check. Herbster

You also know that I offered you help, you fell of the face of the earth, why? I was there to help you every step of the way and you chose not to take me up on that.

I would offer to help again but not without knowing I would have your utmost 110% commitment. Sure, they're may be other guys here more qualified and that's fine, but I'm sincere in my offer as was I before.

You have to make the choice and stick with your decision. You may want help but, are you ready to receive that help?

James, you may want to consider a different approach to get where you want to be. Begging and "I need" usually is not a good recipe.

Try something more like: Novice RE investor with extra time available to assist big player do more deals and make more money. Have decent knowledge of the game and willing to learn and adapt to your system.

James, you have an unbelievable offer, and sounds like a second chance, from motiv8td. Take him up on it and keep the faith. Will is right about being adaptable. If you have a buyers list that is typically one of the harder parts of wholesaling. Best wishes.

James,

I can certainly empathize with you, as I suffered from acute depression when I was a teenager and young adult. Even to this day at age 51, I have to maintain the discipline to not let myself succumb to depression or anxiety. My point is, that when you are in despair, I know that things always seem to be worse than they are, that there is no way out, and that you have a negative view of the world. You don't mention why you don't have a job anymore, but perhaps finding one will take some of the stress off of you so that you can work your RE biz part time with a clearer focus. Try to concentrate on the times that you have been successful with your investing rather than your recent close calls, and use that as as foundation to make the changes to become successful again. You already have a mentor ready to help you. My philosophy has always been that if someone else can do it, so can I, and if I've done it once, I can do it again. I know it is difficult when your thinking is clouded, but try to put your last year and a half behind you and start your "new" investment business today, and use the great resources you have at your disposal to make the changes for success.

Not having a job may actually be to your advantage. It gives you the time needed to find and work deals that you wouldn't if you were working.

If Nick is offering to help, I would definatly take him up on his offer and set a goal to get a deal done within your first month.

I always thought you were very active in REI. Sorry to hear things are not going well for you. I hear Nick knows his stuff. I do rentals and think I do pretty well at it. If you dont take Nick's offer for help I would love to take your place and learn another part of the business. Also, not to take money away from Josh, but if you are not making any money do you think it wise to spend money on a BP pro account?

Hang in there James! As tough as it may seem right now, things WILL get better .... get yourself some hope in the form of a goal whether it be in real estate or some other job/venture/volunteer work/etc. Re-direct yourself toward something worthwhile and that you can get excited about ... this may or may not be real estate - be open to what gets your adrenaline going. Maybe you do something non-real estate related as your 'full-time' gig with real estate on the side taking pressure off closing deals which could help you gather some traction! Either way, you know better than anyone, BP is here to help!!

James, I feel that I have gotten to know you and many others here on BP that I like.

Let me encourage you at this point in your life to do a gut check on what you really want.
Forget about last year, there is nothing you can do about it. If you keep looking back, you keep replaying the miserable time you had in business.
Get a fresh vision for this year, and keep it simple.
Then take Nick on his mentorship. And do everything he says immediately.

You can do it James, especially if you can follow Nick's instruction.

You got to put yourself out there and I don't mean begging/pleading. I mean you and only you hold the reigns and you got to steer your rig the way you want to go.

By all means get in contact with Nick! He will help you get to where you want to go. He really helped educate me and has motivated me to make things happen. If I have any questions, I can count on a swift honest answer.

Hang in there, if you have the desire and passion to make it happen, it will. You certainly have enough friends here that you can depend on. I'm still a bit green and learn something new everyday, but if I can answer any questions, by all means ask.

My question is why 3 months? What did you do in those 3 months to get in contact with Nick? Did you email every couple of days?

I think it is totally unreasonable to expect anyone to track you down, kick you in the rear and or give you step by step instructions without you putting some serious effort into the deal.

3 months goes by without you saying anything? I don't get it! What are you avoiding?

I don't know your "situation" but honestly if I was Nick I might not even want to help anymore. Again, I don't know what you are going through but if someone avoided dealing with me directly and instead posted their complaint on a public forum I would have some trust issues.
