Well my wholesaling/investing career has been a dismal failure for the last year and a half. Try as I might I could not pull one single deal came close a few times but it ended up not getting it closed. I have no clue why I marketed and marketed with no luck.

On top of that I don't have a job anymore and to make matters worse my OCD(obsessive compulsive disorder)has flared up to the point yesterday I had a complete utter mental breakdown that put me into tears.

Now I need help badly I need someone to take me under their wing and help me get my business up and running. I can't pay anything the only thing I can afford is time which I do have a lot now.

Please I'm actually begging someone to help me I'm in a state of despair and I don't know what to do now.



Try Zoloft and Abilify for the OCD. Worked wonders for my son, though he put on a bit of weight.

As for your biz. Get together with Rich Weese. Maybe hire him as a consultant. Just don't talk politics with him. He is a real mean SOB when it comes to politics. There is just no talking sense to him when it comes to politics. Tea baggin redneck!

Something you may really need to consider: Is this the right business for you? Take a step back and really look at it. There are a lot of ways to make money, you just need to find one that is a good fit for you. If wholesaling isn't doing it perhaps you could try some other aspect of real estate.

Mr Investor.. everyone has it tough and you're not the only one, you have to just keep your head up and hope for the best but never ever give up. I've been out of a J-O-B over a year and a half. Right now, I'm working on my REI education by reading and asking questions on BP. Time is all you can afford right now but, knowledge is free if you know where to find it. Hang in there dude :)

James, you may want to consider a different approach to get where you want to be. Begging and "I need" usually is not a good recipe.

Try something more like: Novice RE investor with extra time available to assist big player do more deals and make more money. Have decent knowledge of the game and willing to learn and adapt to your system.

I can certainly empathize with you, as I suffered from acute depression when I was a teenager and young adult. Even to this day at age 51, I have to maintain the discipline to not let myself succumb to depression or anxiety. My point is, that when you are in despair, I know that things always seem to be worse than they are, that there is no way out, and that you have a negative view of the world. You don't mention why you don't have a job anymore, but perhaps finding one will take some of the stress off of you so that you can work your RE biz part time with a clearer focus. Try to concentrate on the times that you have been successful with your investing rather than your recent close calls, and use that as as foundation to make the changes to become successful again. You already have a mentor ready to help you. My philosophy has always been that if someone else can do it, so can I, and if I've done it once, I can do it again. I know it is difficult when your thinking is clouded, but try to put your last year and a half behind you and start your "new" investment business today, and use the great resources you have at your disposal to make the changes for success.

Not having a job may actually be to your advantage. It gives you the time needed to find and work deals that you wouldn't if you were working.

If Nick is offering to help, I would definatly take him up on his offer and set a goal to get a deal done within your first month.

I always thought you were very active in REI. Sorry to hear things are not going well for you. I hear Nick knows his stuff. I do rentals and think I do pretty well at it. If you dont take Nick's offer for help I would love to take your place and learn another part of the business. As tough as it may seem right now, things WILL get better .... get yourself some hope in the form of a goal whether it be in real estate or some other job/venture/volunteer work/etc. Re-direct yourself toward something worthwhile and that you can get excited about ... this may or may not be real estate - be open to what gets your adrenaline going. Forget about last year, there is nothing you can do about it. If you keep looking back, you keep replaying the miserable time you had in business.

My question is why 3 months? What did you do in those 3 months to get in contact with Nick? Did you email every couple of days?

I think it is totally unreasonable to expect anyone to track you down, kick you in the rear and or give you step by step instructions without you putting some serious effort into the deal.

3 months goes by without you saying anything? I don't get it! What are you avoiding?

I don't know your "situation" but honestly if I was Nick I might not even want to help anymore. Again, I don't know what you are going through but if someone avoided dealing with me directly and instead posted their complaint on a public forum I would have some trust issues.
