I have a seller with a mobile home park in the Warren, Pennsylvania area that is priced at a 10 CAP, 1.2M right now and could go to a 13 CAP with very little work. He will stay on to manage if wanted.

I am not experienced in mobile home parks so send me your questions and I'll get you your answers. I have some info to send out so let me know if you are interested.

hey there stacy, i know this is a bit old of a post, but i wanted to comment real quick. i can't tell you how much i respect and appreciate that you admit your lack of experience with mobile homes. i love it when someone, including myself, is honest enough to simply say they're not sure of something. way to go.
