I just contracted a sweet deal in Rancho Cucamonga, Ca and I'm looking for a cash partner! I'm very open with my terms so let's talk....please see below for the info:

5 bedroom / 3 bath single family home
1652 sq. ft

Contracted for $230,000 all cash
Comps: $309,000 - 315,000 (4bd/2bth)
Repairs: $20,000

doesnt look like your numbers calculate very well, you may end up losing money on this one. you need to be in contract at 190K to make it work. assume you sell it at 300K, just commissions alone will eat 20K, you have 20K in repairs, you only have 30K left over for carrying costs, any repairs that exceed 20K will eat up the 30K in no time.
