What exactly is a Gross Cap Rate? Are you talking about before all expenses? If that's the case, you really shouldn't be calling it a Cap Rate.

Sounds good John. I wasn't sure what exactly you meant by a "Gross Cap Rate". A cap rate being a ratio based on "Net" operating income and not "Gross".
I have heard of the gross rent multiplier but never gross cap rate. Anyway, a double digit cap rate sounds awesome... plus in Las Vegas, the properties are surely to appreciate at some point.... Where I am from, most of the "bread and butter" or even the nicer rentals barely ago up in value.. so we are stuck with worrying about capitalizing the property without the added benefit of the property appreciating...
