I am looking for a credit partner to assist with making
a deal happen. I would like to purchase and rehab a
single family property here in the Metro Atlanta area. I
will be the contractor and perform the work at minimum
cost. There is no specific property in mind since most "sweet"
deals go under contract quickly. Once establishing
our agreement, I will begin searching for subject property
that both of us can agree on.

The exit strategy is to turn around and place the property
on the market in 30 days at retail.

I have been in the remodeling and rehab business for 7 years as a contractors. I have done jobs for homeowners as well as private investors.

Marketing: GA Realtor
Target: I have contacts with organizations with preapproved buyers.

Reason for request, better lending terms instead of 10%-20% downs like other hard money lenders.
