I live in California and I'm interested in finding a partner / mentor who is familiar with wholesaling properties around the country using the Internet. I'm especially interested in the southern states, especially Georgia, North Carolina and South Carolina.

I went to a three day seminar with Larry Goins where he goes into this in detail but I would like to team up with someone who is familiar with doing this since there is a world of difference between knowledge learned in a seminar and real world knowledge.

For the last several months I have been working on short sales and I have gotten some properties in the pipeline, but I want to branch out, since short sales can take quite a while to close.

Good point. I am looking for a mentor and partner, someone who I can ask questions to and run deals by. I won't bother them every day, but I will need some general guidance since I am a newbie. I am also looking for someone who already has a network built up of buyers, so when we do get a deal, there is no doubt that we will have someone to sell it to. I have a small network of buyers myself, but they don't buy in the states I'm interested in getting into.

I have been working with another investor on short sales for the last few months. So my team has, on behalf of my short sales partner, reached out to hundreds of realtors regarding their short sales listings. So I'm not starting totally with nothing. I do have a small team.

If I had a partner / mentor, what I could do, is get my team to research and send offers to FSBOs and other properties. The offers could be based off an agreed upon discount off of the listing price. Then, in exchange for helping me, the mentor / partner would have the right to be the first to look at any possible deals. If he or she is interested in the property for a flip, I'll get it under contract and we can split the profits.
