Dear fellow BP members:

Due to an unexpected circumstance, it looks like I might have some extra cash in a few weeks that I may not be able to deploy in my business. If any of you can put my money to good use (i.e. high ROI), please post on this thread what you can do with my money, the duration of the project and the IRR that can be expected from the project. I would like to short-list a select few BP members for my investments.

I would be more interested in an equity posittion than in making hard money loans but am willing to listen to any good idea that provides me a sufficiently attractive return on my investment.

I would only be interested in dealing with people who have a clear track record of success or some other factor that can convince me that the risk-reward relationship makes sense.

The amount that I can invest will depend on your track record and ability to deploy without substantially changing your business model.

Although you are all most likely RE investors, my funds are not limited to RE and you can even propose other short-term projects that have a good risk-return profile.

If your business idea is such that you have a genuine need to keep it private, please email me and I will respond. You can be assured that I will not discuss your business plans with anyone else.

P.S. For the guys who know how to make $7 million in 30 days from an investment of 30K, please spare me those offers. I am too experienced to fall for such things. I am interested in genuine, experienced and ethical people to partner with.

So I will be the icebreaker.

What would or can I do with your money Vikram:

I´m in the process of buying some REO properties in the midwest. Properties on small REO tapes what no one wants. With the help of Chris L. in Ft. Wayne, IN I will look virtualy this week on two SFH´s in this area. Bank wants under $10k each and they are located in good areas in the town,
On the same tapes I know much more for a fix and flip in OH and PA, all in decent areas, few rural, most urban.
With possible sale prices of about $50k each it should be a lucrative business, like yours in AZ Vikram but properties little cheaper in the midwest.
I think also it is possible to earn some money with an simple flip even the properties need rehab. All of these not listed on MLS and 1 or 2 years before the bank wants between $30-50k for on MLS (checked on Zillow). Why not sell over MLS for $15-20k?

Only issue with me is I live (like you) in foreign country and I have no flip experience. So its only to set somebody thinking and to break the ice here :).

Hey V, might mention the amount that might be available, many deals could give you a 20% return, but you can't piece investors together to do it, so one will need to have sufficient funds.....good luck

Bill, the amount is really not fixed. It would depend on the the BP member's ability to convince me that he can deploy it without stretching himself too thin. I will be looking to see his / her track record to evaluate the ability to deploy funds.

My resources are fairly large so I doubt I am going to get offers beyond my ability to fund it. As a general guideline, I can say that a 7-figure proposal will not be something that I refuse to consider if the economics of it make sense. The main constraint is going to be that I am quite careful about my investments and tend to be very selective about the people I like to do business with.

A PPM is just a document. My decision would be based on more simple things, such as (a) your track record and (b) the specifics of the project. If you think both those are strong, shoot me an email.

How long will you consider tieing up the money?

Do you need current income from this money or lT appreciation?

Do you currently have a diversified portfolio of investments?

Do you have experience with hedge funds? Venture Cap.? Mezzanine finance? Private placements? Arbitrage investing?

I don't think the "I have lots of money, tell me what you have" is refined enough to get serious ideas. No $$$ amount? No income parameters?

I would ask, why not invest in your own real estate business? I find investing in myself and my abilities one of the best investments I ever make. If you have 7-figure cash laying around I think you really need to think through what you really are doing. A $1,000,000+ open solicitation on a web site for investment ideas is pretty odd, so expect many to be very sceptical.

I think you are still smarting from the fact that your boat slip idea got no takers on this site and seem to have been posting a bunch of negative posts on various threads since then. Perhaps we can work together. I think you know my track record as I have posted about many of my deals here in CA. I am currently building a full team in your neck of the woods and will be expanding my flip process both in AZ and Vegas.
Adding your funds to mine could result in many more deals being taken down at once and delivery good results through quantity.
My deals here were averaging over $50k NET each, but the current market has taken that down to around $40k. In your area, price points are usually lower (excluding the upper end of teh spectrum) so profits per deal are lower, but so are the acquisition costs.

My proposal is open to terms, but would involve buying through my connections, fixing, and retailing as well as locking up properties and selling as-is to other rehab investors (or even buy and holders) as wholesale deals.

We can speak in more detail via email or phone if interested.

In the end, I got about 530 applicants for the one opportunity, many of them quite well-qualified. This is a good time to hire in America.
