I am networking and building my team, looking for a strong team of professionals, that are driven and ambitious in the Georgia area. The idea is to select the best players to increase the probability of a successful and profitable season and many more to come! To be successful, you need a team - a great team - behind you, helping you every step of the way!

Real Estate Attorney

To define and create an initial business structure and entity for the company

To provide legal advice and review contracts received from other professionals
To create contracts to control property during due diligence

Certified Public Accountant

To define and create an initial business structure and entity for the company

To help create methodologies for tracking revenue and expenses

To help identify tax strategies

To complete annual taxes

Real Estate Agent

To provide access to available properties (and MLS, if necessary)

To provide insight into the local markets

To identify and analyze available investments

Property Inspector

To provide inspection services prior to purchase

To help define cost of repairs and improvements

To make strategic recommendations on improvements or repairs

Appraiser

To help define comps and reasonable market value when dealing with non-typical properties or non-typical investments

Mortgage Broker or Lender

For all financing needs and future finance planning

hard money, private money, even bankers

Title Company

To clear title for acquired properties

Insurance Agent

To provide insurance on investments

To provide recommendations on insurance strategy for investments and tenants

General Contractor

To help assess scope of work and costs for rehab projects

To provide access to sub-contractors to perform your rehab

Okay, so now I see it's official. You attended a seminar and "drank the coolaid". I'm afraid they taught you everything except what's really important - how to find, evaluate, buy, rent and sell real property. Of course learning that takes many years, and accountants, attorneys, real estate brokers, mortgage brokers, and title companies are actually of little help! These are service providers who provide a needed or beneficial service - if you have the knowledge, ability and expertise to successfully invest in real estate. I'm afraid these service providers do not make you successful. In fact the main value that an attorney and accountant bring to the table comes into play AFTER you are successful.

Further, unless you have lots of money to invest (like $ 1 million +) you would be foolish to pay the high fees charged by the "best" attorneys and accountants, as your needs in this area would be rather simple. Further, as for the commssion service providers, real estate brokers and mortgage brokers, the best of these will not waste their time with anyone who doesn't have proof of funds and the ability to pull the trigger on a large deal without getting other's approval. The novice investor, or the investor with little capital, will have to make due with the novice broker, or the ones without much business.

Relationships with the top service providers are built up after many years of doing business together and using their services many times in many deals, and not by pronouncing to the world that you seek them out before you have even wet your foot in the water.

Lalana I hope you take Don's comments with a grain of salt because, most, if not all of it is based on assumptions!

I have the post of yours and Don's but do not see the reason for such comments.

There's nothing wrong with asking for assistance from these individual upfront. In essence, to start off on the right track.

I will not dignify the "coolaid" comment.

While I don't disagree that being able to find deals is of utmost importance, I also believe that without each of the team members above, it's unlikely that you'll be successful in your first (or subsequent) deals.

With an attorney and/or CPA to help you define you business structure and asset protection, without a real estate agent to help find deals, without an inspector to help verify the condition of the property, without a GC to help estimate the cost of repairs, etc, it would be next to impossible to be successful doing even a single deal.

So, while finding and evaluating deals is just as important (maybe more so), building a great team upfront is also going to make the difference between success and failure.

I appreciate your constructive critque and feedback. I currently have 3 properties that I own free and clear and some that I have sold for profit! I am not in the commercial market as of yet but I am working towards it. Got a mind of my own, a great head on me and I am creating it. Making myself proud If you are not for my success then you are against it. Don you are not a productive part of my progress. I am in the process of creating my team because I would like to surround myself with people that I can work with, learn from, and have working relationships on a regular basis and even if I run into them at meeting's we won't be strangers. It's called "networking" with people that are in a position I am pursing. I rather surround myself with people that know more than myself because I continue to learn. Everyone starts somewhere at some point I may not be as BIG as yourself but I would never try to discourage or tear down another person or there goals no matter where they are in there career. I would give them insight, show them the ropes, lift them up if I was in a position to help. No matter where you are in investing you need reliable people that have your best interest at heart. I have seen on this site and in this world that people like to try to discourage the knowledge and success of investors and questions that one may have. If you have nothing nice, meaningful or encouraging to add or say to any post why bother waste your time? Just a thought. I am here to learn and network with like-minded individuals, give advice and grow as an investor. The services and knowledge that other people provide make you better, so in a way it does add to your success.

To Stan and J thanks for your patience and understanding in my forum. The above post was to Don I am not in any way trying to boast, it threw me off that without knowing me, he just up and ran with it. As a young female in a dog eat dog world I come across a lot of negativity it doesn't faze me, it makes me strive harder and become better and remember what living in this world is all about. Not where you are or who you know but learning and growing, helping eachother. Real Estate is a relationship based business... but as always I appreciate positive influences! I jut want to start off the right way, nothing wrong with asking, Closed mouth don't get fed. I have no problem asking for what I want at least I made an attempt to put myself amongst them. I will continue to do so! If I make a mistake I learn from it and try again If no one wants to help me then I will make it happen by myself! And no matter the outcome, I did it!

Lalana, I apologize on behalf of Don as I do not think it was intentional. I am a CPA and a real estate investor so I can identify a little bit with what he is saying. I have met a lot of people that have spent a lot of unnecessary money on power teams with no deal to show. On the other hand, I have seen clients who have worked with these service providers and been successful so my advice is to work with service providers who know how to work with you at this initial stage and can grow with you over the years. I work with beggining investors because I know how important it is to have you out there doing deals as quickly as possible. The best way to learn real estate is by doing it. And always remember "The goal of every business is to make money not spend money". So it makes sense to keep a check on your out of pocket costs to these service providers while you are trying to grow. Also work with service providers who know real estate as an investment and not just real estate as a "SERVICE" category. I hope this helps and congratulations. Happy Investing!

Re Real Estate Attorney, CPA, Real Estate Agent, Insurance Agent, I would be happy to refer you to the professionals I use.

Re Mortgage Broker - can't help you there, I don't know any good ones

Re Inspector/Appraiser - don't use them

Re Title Company - we don't have them in GA

Re General Contractor - I tend to sub out most of my work and rarely work with GCs.

Re Hard Money Lender - I know one of the best in town

Wade we have title companies in Georgia they just do not conduct closings like in other states as we use the closing attorneys for that.

I still get the closing attorney to use their title company to conduct a title search to give the clear to close and issue a title policy.

If you want the relationship a good closing attorney in Georgia will already have a title company they work with closely.

Lalana I can see some positive in Don's post as well.

What I think he is saying is you aren't going to land the top brokers because they are in demand.

Some real estate brokers and agents do not define their business plan.

For me I vet an investor much harder than many brokers/agents.I want to know how many deals they buy a year,what asset class,HOW MUCH is the average price of the transaction,etc.??

So for a performing broker/agent already doing large deals it will be hard to get them to do the things you mentioned because of time.

I would suggest trying to find the most qualified broker/agent you can that will buy into your plan.

Hello Joel thanks for the reply :) I do understand what Don is saying just a little more tact on his part would be greatly appreciated. I am looking for great people that have the same vision, to grow. I am on my way and I am determined to create an empire. My time is just as important as anyone, whether they do Million dollar deals or not. Just because a person is doing bigger deals today who is to say later down the line the service of these people may not be needed by myself, colleagues, or a partner. Hey, they may even need me and/or my services. I don't need "Donald Trump's" people right now because I am not doing these kinds of deals yet... but to associate myself around them is not a bad thing either I like to learn from people, all people. Just because someone does bigger deals does not mean they know more and it does not mean they don't! How would Don know if I have $1 million dollars or not Or who I may know for that matter? He does not know who I know, myself or my situation. Just a lot of the words in the reply was not called for... I appreciate his comment though!!!
