If the home is already remodeled and the ARV is $71K with another $2K invested (according to your post), then why isn't the owner just putting the $2K in himself and reselling for $71K?
Red flag #2.
This makes no sense to any seasoned investor and you should now be very leary of this deal. First off, run comps and verify the exit value to make sure it really is that price. Second, if it only needs $2k more, surely the investor can put that much more in and sell for anywhere closer to the exit value.
Here is what I think likely happended. The investor overpaid for the home to start, went over-budget on repairs, and quite possibly found something out about the area or the house that would make it more difficult to sell and is now trying to pass it off to some unsuspecting investor.
