Hello all! I've been really excited reading about everyone's experiences on this site. I've put together a cash buyers list, found a few interesting areas to buy (researched multiple investor flips at <200k buy in and a great ROI in 3-7 months). My brother just got his RE license so we have another avenue of revenue, esp just in case the deal is too close to wholesale.

Just need to find a short sale lawyer/negotiator with a proven record who can get 10-15% below market. I know alot of investors are against using RE lawyers to negotiate short sale flips, just wondering if anyone has had any good experiences, especially with professionals in California?

RJ California has very specific laws on who can negotiate a short a short sale.

Each short sale is different and no negotiator will be able to gaurantee you that you will consistently get properties between 10-15% below market value. You certainly can get properties even 20% below, each sale will be different.

I got out of short sales because it was becoming a somewhat hostile environment for flippers & I noticed that we weren't getting the discounts that we needed anymore... Are things getting better? Maybe it's time to look into getting involved with them again?
