I know of a rehab opportunity that borders Buckhead listed in the low - mid 200's.. I am currently short of cash. It sold for $225,000 in 1995, $425,000 in early 2000's and $440,000 in 2005 And, yes, I have good active, expired and sold comps.
I owned the home until it was foreclosed on in Feb '09. Now owned by FNMA. I lived in the neighborhood from 1997 - 2008. I am also an appraiser w/20 years experience.
The house, built in 1950 can be easily be rehabbed for 10-20k (my estimate) and sold for a tidy profit, of course supported by recent CMA.
The lot is .7 acres, but most others are just north of a half-acre. Much like the direction the neighborhood is taking, this lot is probable the best perspective tear-down in the S/D. (I say that personally and professionally).

Within this neighborhood there are a good number of teardowns because it's an old and desirable neighborhood. There are other investors who, due to the meager market for new construction, have opted to do a quick rehab and cash out.
In reflection, I believe the best way to turn this property quickly and efficiently would be a renovation.
