This is a pretty small opportunity, but the numbers look good.

NNN lease with 4 years remaining
I'd give it about 90-99% probability that tenant will sign a new lease at the end of the four years
The immediate area of 1/4 mile is being highly developed
This would be about a 15% CAP rate depending on the exact purchase price. This CAP puts it into the category of about 60% LTV depending on what you use as a normal CAP on commercial with a NNN lease.

This only falls into the 500k to 1m price range. Not sure if you are looking for this size or not. Let me know.
