with an LTV between 40-60%.
Range: minimum $50K ; maximum $417,000
Any properties above $500,000 must have at least 50% LTV
Properties MUST be move-in ready; no rehabs.

Specific areas of interest include Florida, Georgia, Texas, California, & Washington, but not mandatory.

Please...no REO's or short-sells.

Property management becomes a real issue. I have people I know in those other states I cited in my initial post.

I'm just curious. How you define equity? And when you say "Last sold", when was that. I'm asking because I encounter a lot of sellers who claim equity in a market that no longer exist.

...and one more thing. If you buy a house that doesn't need anything and the asking price is $200,000. The only equity you have is the cash you put in it.
