Does anyone know of a good source for Wholesale properties in Atlanta, GA?

Just can't seem to find a steady supply of true "wholesale" deals in Atlanta, and it takes so long for banks to make up their minds. Let me know if any of you has a recommendation.

Hi Charles,

I think one of the best sources of wholesale deals in Atlanta are the bank owned foreclosures.

Most of the deals that I look at from wholesalers are marginal at best. Typically they are purchasing REOs at/above list and marking them up.

Seek out the larger REO brokers in town. They'll have the majority of the listings. They are easy to find, just drive around your target neighborhood and see who has most of the listings. If you have access to the MLS, it's even easier. Just search for foreclosed properties to identify the larger REO brokers.

I'm working with a great REO broker and would be glad to share his information.

As Wade said, the consistently best deals these days are REOs right off the MLS...

If I could find a reliable wholesaler in my area (west suburbs of Atlanta), I'd be happy to buy 2-3 properties per month from him...but those wholesalers don't seem to exist these days...

Stick with the REOs for now...

The wholesaler market in Georgia has virtually phased itself out. Why? The Atlanta area is fairly unique in that there are a large number of inexpensive REO's, but buyers are also plentiful.

Wholesalers have come to realize that they cannot compete with the traditional real estate agents (in this market) even if they have access to a vast number of shortsales that have not been listed.
Reason: Short sales take too long (on average) to close.

If you are looking for property within the Atlanta area, PM me. There are several areas that you can purchase properties for reasonable prices and sell in very short periods of time for good profits.

The key to the Atlanta Market is finding an area that interest first time homebuyers and offer them a fully rehab home for under 100k. Several government programs have FTB's that are stuck in the system because the are waiting on a house.

I have talked to several wholesalers in Atlanta and told them I am ready to buy now. I have been disappointed by both their lack of deals and the poor quality of the ones they do offer.
If you have one, bring it to me and I'll look at it...

There supposedly is a 10 post minimum for the signature block to appear beneath your post. Go make a few more posts in the forums wherever (welcome new members is easy), and when you make the tenth one check for a signature.
