Preferrably in Santa Ana, Anaheim, Fullerton, or La Habra

3+ bedrooms, 2+ bathrooms 1200+ sq ft.

I have a buyer that is approved for VA financing up to $300,000.

A lot of properties on the MLS are crap and won't pass VA guidelines.

Are you trying to flip this to the VA buyer? Whats your angle here? I'd love to help you in your search but would need to know in what capacity you are operating.

Hi Jake.

I am an agent representing the buyer. I am looking for sellers in this website, or agents that know of a listing that they will be getting in the near future that will qualify for VA.

I am trying to attract in an investor website because the inventory in the MLS are not going to pass VA guidelines. At least the listings that my buyers like. The investor inventory is turnkey or move-in condition and not REO condition.

If you know of any properties that meet the criteria I stated in the first post, please let me know.

From what I've seen on the MLS the listing agents are posting one or 2 good deals with + cash flow but it looks like they are on the MLS only to generate leads because when I email them about the property they do not return phone calls/emails or its returned with offer all ready on the property but willing to look for others property..Then that's when they show the - cash flow property..
