How creative would you like them to be.......carry a 90% note for 30 yrs creative or hold a 30% note for 5 yrs creative?
There's a few apartments in my area right now that pass these guidelines easily.

Eric,

We're looking for properties, preferably, $2M+ in value to make it remotely worth our while. Right now areas we are looking to avoid are mostly rural areas (low population densities) as well as California (incredibly over priced) and New York(small cash flows).

The more creative and flexible the better! Of course we're not unreasonable, we want to make our deals beneficial for the sellers as we we hope it will be for us.
