Help me understand why the property cannot be listed.

Isn't one of the very first things a person does with a building
to sell is list it?

You only want to buy properties that are not yet for sale?

Help me out here.

Because they already have access to find those that are listed. They are looking for the properties that they are not able to find on the various MLS and Loopnet type sites. A lot of people in the industry call them pocket listings.

Thanks for the reply lawsonms.

After posting that a week or so ago I had a conversation
that cleared it up in my mind.

At first I took him to mean that they wanted to buy
property where the owner had not put it up for sale yet.

Like driving down the street and going up to a house without
a for sale sign and telling them you wanted to buy.

But it got cleared up that the owner wanted to sell and
probably had an agent, but had not advertised it
on Loopnet, etc. Just like you pointed out.
