Hi,
I am looking to buy some cash-flow generating properties in Indianapolis IN, Birmingham AL and Kansas City MO, preferably already rented properties. I use BP's 50%/2% calculation to determine cash-flow. Properties need to generate at least $150 of cash-flow per door per month.
I need to expand my RE portfolio and have a set target of possessing at least 8 to 10 properties this year.

I'm sure with so many "deals" falling in your lap you're probably not in the market anymore, we just picked up a 6 unit (fully occ) for $40K last week in IN.
If you are still in the market, let me know. We found another 6 unit not far from the University and we're starting the rehab in two weeks.
Oh, the income from that one we purchased was $38K/yr on a $40K take down.
I guess money does fall from trees...
