LOOKING FOR OFF THE MARKET COMMERCIAL PROPERTIES NATIONWIDE

I am looking for value add commercial properties with low occupancy, rehab, bad management or whatever. With great discounts and unlisted. Mainly looking for properties in Alabama, Florida, Arizona, California, TN,NY or Georgia. All others will be considered. Minimum purchase price $5mm, no less will be considered.

I have 6 rented quadplexs for sale in Corpus Christi TX, for 1.2 million or 200k a piece. These are all rented out, take up one whole cul-de-sac which makes property management (which is already in place for $580 a month) a breeeeeze. They rent for over 15k a month, with a cap rate is 11.51

Corpus is the vaction spot of Texas, which as we all know, is one of the best performing real estate states right now
