Is the Chinese Drywall issue just a temporary concern fanned by the media or do these drywalls actually make a home unlivable? I have heard of ridiculously low valuations on homes in Florida with Chinese drywall. How much would it cost to replace drywalls in a typical tract home and how does that compare to the discount one can get while purchasing such a home?
It is a concern, the 1st cases are in court now. I believe this is fanned by media and we shall see shortly the outcome. The prices are low enough to do the demo and have significant equity. There are some remediation methods being tested by the EPA that when approved, demo will not be needed. The process is not cheap, but much less than demo and rehab. I am currently looking into all options at this point.
Am I correct in my understanding that the problem is limited to hot and humid areas such as Florida? The Chinese drywall does not seem to misbehave in dryer climates, right? So one would need to focus on warm areas to find these deeply discounted deals.
Of what I know, Chinese drywall is a big concern as it doesn't only affect the drywall but it infects the air with the toxic fumes and also erodes copper and other metals in the house. The fumes/particles can also stay with the house even after taking out the infected walls.

Glen- are you a martyr? Why on earth would you want to buy a can of worms, with the potential damages unknown.
Where is Jeff T from Cape coral? I attende a reia meeting with a speaker, licensed inspector. This drywall will be an absolute mess. Try driving through developments that have the problem. it is killing all homes in the area.
The gas emitted can enter any porous material, including wood and concrete. It is unknown whether the bandaides being applied will do any good. Removeing the drywall doesn't cut it. All metals may be affected(read truss connectors and floor anchors), woods(read studs) .
This may be a huge destructive concern. It may bankrupt large home builders, insurance companies etc.
There is some testing currently with placing a new gas into the equation that may dissolve the bad gas! I would run the other direction. Most drywall is found in 05-08, but could be earlier and later. It has been found as far away as alaska. Rich
This is for Glen. Try to give him a short answer. My partner and I have 30 (we had 80) condos with Chinese drywall for sale at $10,000 each in Port St. Lucie, Florida. I am not going into the pros and cons of how to fix it. Although, my partner has a very good working solution.

Anna- simple question. Will your partner GUARANTEE his solution with his assets at risk if it doesn't work? There is NO proven fix, accepted by any health, building or public assistance entity in the state of FL. The only ones that will make money by being involved with chinese drywall are the attorneys, imo. Rich
If it can cause that much damage to metals, what can it do to people with long term exposure to this stuff, just walking into a home with chinese drywall, leaves your lungs hurting.

It is a flyer with an invitation to see a remediated condo at 10440 SW Stephanie Way in Port St. Lucie.
I'm not buying there is anything you can do to remediate this problem. Drywall is a solid. Solid chemistry is difficult because the molecules can't interact with each other like they can in a liquid or gas. You can't encapsulate this like you can lead paint because you can't get at the back side. What ever's causing these problems is going to come out the back. The only way to truly get rid of this problem is to rip out ALL the bad drywall and replace anything affected.

I do believe the demolition might be the answer. Lennair Homes is trying to mediate the problem. They'll come in and remove and replace all the drywall. Homeownner signs a release of future liability.
You should see Stoneybrook in Gateway area of Ft. Myers, and the % of homes being re-done. It will get worse before it gets better. Rich.
p.s. It hurts to buy a home in an area of chinese drywall even if yours doesn't have it. We bought a home old enuff, in an area with no verified chinese drywall to be safe.
