Our small business, C.H. Chandler Homes, is seeking minimum investments of 100k for income property acquisitions through-out Texas. I'm looking for distress properties w/ distress owners looking to advert foreclosure and bankruptcy. I'm looking for debt money or equity investors. I have a proven underwriting methodology that gives us the best chance for success. My acquisitions are preferable a 10 cap or better, 15% vacancy with expenses at 50% or less of gross income. My typical business model is to purchase 3-5 properties per year and hold for 5 years or less w/ an exit strategy of re-fi or sale. For debt money it's 24 months or less. On all my proformas I calculate returns of 8%-15% Cash on Cash. I'm very conservative and will never promise anything above 15%.
