I'm looking for properties to rehab and resell. Single family residences or duplexes mostly. Will pay all cash. Need good wholesale price so that I can have a decent profit margin.

Hi Joshua,
I figured once I made contact with someone I'd then give out more details. Here you go...

Currently we only have 350k to make a cash purchase. We will be going after private lenders soon so that we can buy more.

Interested in these areas/cities around our base (Los Feliz area):
90026…27…39 …41 …42 …65, Burbank and Glendale too.
(We are willing to extend out further if it is a good property.)

Interested in single family residences (2, 3 or 4 bedrooms).

Interested only in properties in clean, upscale, desireable neighborhoods (no homeless, gangs, eyesores, debris, etc.).

We can do both light cosmetic rehabs or heavier, more involved rehabs… (speed of turnover and margin would be the two key determinants for choosing).
