I did help obtain a church site and build a church. An acre is probably too small to do it on though. However, could you make the 2 structures that are there provide enough cash flow to justify holding until a buyer comes along with a higher and better use? Used car lot?

Joh, I can start a new post if necessary on the church site, but that was my thought. Could I utilize the existing buildings to carry itself until ready for redevelopment. I don't think so, but I may not be approaching correctly.

I've located a 6 story building in the area of 635(LBJ) and 75-Central (Dallas TX).

65,000 sqft for $1.3 million. ($20 /sqft )

This a distressed sale via the Bank (off-market) and the bank may be flexible on price.

I'm early on in the due-diligence so no occupancy/rental numbers.
