Regulations for cross-bored real estate investing in the EU

Recently, discovered the forum, and I'm really pleased to see competent people sharing their knowledge here.
Currently, I am researching real estate crowdfunding, especially in Europe. As you might know, majority of the platforms of the kind are located in the US and UK. What are the main regulations within the EU regulating cross-border investments in real estate? Maybe someone has discovered main roadblocks, why real estate crowdfunding platforms have not developed at a European level yet?
