No disrespect to you, but if your paying attention to the US news outlets(WSJ, NPR&T, NYT, etc..) Mexico is about to be taken over and overun by drug cartels and organized gangs which are infiltrating the highest levels of gov't and law enforcement!! Also hitting the USA, especially border states and towns at Mexican border! Good Luck!!

It would be great to connect with you. I just completed an extensive land research exercise covering the whole Yucatan Peninsula. I should be down in PV very sometime next month performing the same research. It will be interesting to see how it compares.

Vallarta is extremely safe. Some people really have to check their facts with everything heard by the media and internet these days lol.

I have over 100 hectares of Ejido Land that is in the last steps before I get titles, when the city of Tulum was ejido you could buy land for $20,000 per hectare or less, now you can't find undeveloped land for less than $250,000 per hectare. My parcels sit beside Laguna Nopalitos an 18 hole golf course and will be 20km from the new Mayan Riviera International Airport. Tulum is a very safe area for tourist and foreign residents. I need some help putting together a package for American investors. I can offer inhouse, private financing and large commissions for the brokering of deals since I am the sole owner... interesting what is going on over in Puerto Vallarta. Your city is always one of the highest searched and visited cities here in Mexico for Non-Mexicans from USA and Canada.... would love to see your data.

Josuha I am here in Playa del Carmen, below is my web site and you can see my phone. If you have the time, give me a ring, I was just down to Bacalar on a visit to some lake front property down there, and then made a trip out to Campeche.... the beaches in Tulum are definitely some of the top 3 in all of Mexico and I have heard from many...some of the top 5 in the world.!!! they are incredible. give me a ring. with the new airport....flying into Tulum is only about 1.5 - 2 hours to Texas, about 3 hours Chicago. Big advantage for the Playa del Carmen/Tulum area is the logistics of being able to fly back and forth for long week ends, or quick flights back and forth for people who live in the mid west, eastern coast of US. look forward to your replies

Hi, I don't think I even want to fly to Mexico. Try Belieze and stay near the costal areas and you'll be fine. If you want to venture into the jungel, take a tour! Much safer, IMO. Bill

Belize is wonderful. Great mixed English speaking population. Relatively low crime rate and political stability. One big issue is the wide costal flat land which makes it venerable during the Hurricane season.

Howdy,

I dont know that much about Beliz. Although I am only about 4 hour car trip as I am located in Playa del Carmen. I have been very busy here in Riviera Maya, Tulum, Yucatan.

About 6 years ago I had the opportunity to choose on where to move here in Mexico.... I basically followed the money.... Where are the big boys investing? Central America, South America?

Brazil is booming....(but too far south for me ha ha)

But, Riviera Maya has been the fastest growing community in ALL of Latin America. (definitely it has slowed in the past year but notice i say "slowed")

A few of the items that people review when choosing to buy / invest in regions are

a. population growth

b. investment by federal monies (public investment) into the infrastructure.... basically are the roads, parks, electric systems, will they keep up with the growth and maintain quality living standards.

c. private investment (do the private analysts buy into the growth projections)

d. is it easy to arrive. (easy in and easy out)
( Cancun right now is the busiest airport in Mexico behind Mexico City)

these are key items which buyers should at least jot down in their note books when comparing.

I dont know how Riviera Maya, Cancun, tulum, Playa del Carmen region will compare with other central american regions / countries, but this would be a very interesting study.

I do know that there was a recent announcement that 255 MILLION DOLLARS of private money being invested into this region for an additional international airport less than 30 days ago.

And if you drive along the coasts here, people swear they are in Florida as to the quality of roads, bridges, fast high speed internet. Not sure when the last time you have had the chance to visit the Coast here, but believe me, even within 8 months it seems the countryside changes on a monthly basis. (also a good private company to follow is Walmart....are they investing into the area? talk about a research team on projected growth patterns!!)

And I agree with Chad. Crime is definitely not what people read or see on the TV. I have my family in town, we are driving constantly from Caribbean to the Gulf Coast... i have never felt worried or threatened. ( a good friend of mine who is 65 years of age drove down from Nova Scotia) this is third year.... and there are thousands of us, Canadian, European expats who also state the same. Yucatan peninsula has some of the lowest crime rates in all of Mexico. I am sure that Puerto Vallarta also has some very very low rates too.

just want to make sure people understand that there ARE areas of crime, but these are pockets within some cities of Mexico. It is like comparing Key West with the gang fights in a neighborhood of Washington for example. Would not be justifiable to compare Key West to such a market.

I'm gonna have to agree with Thomas on this one. You wouldn't cut down a whole tree for producing a few bad apples would you?
Towns like Juarez(which I can literally see from my home in El Paso), Tijuana, and Casa Grandes are where 99% of the crime occurs. All border towns and far away from major tourist vacation spots.

Other Central America states are considered as the "Future Costa Rica" - Guatemala and Honduras , however non of those countries have a stable political tract record.

My daughter, lives in Costa Rica with her husband and my two wonderful grandsons. She and my son-in-law bought an ocean view piece of land in Santa Teresa, in 2003 with partners for $40K. They sold it three years later for $420,000!! Yes, there us no typo. They used some of the money to open a surf shop (My son in law is an avid surfer and an instructor)and they're living the dream. Capitalizing on the recent RE prices decline, they recently bought another ocean view parcel and are planning to build their home on it...

if it were 5 years ago I would have probably asked if that was a type O. But seeing first hand the appreciation potential outside of US real estate markets, I am not surprised at all with the figures your daughter produced in those 3 years.

In Playa del Carmen we were seeing pre construction condos appreciate nearly 20% in 6 months. Things obviously as you also state, calmed down in 2009. But this spring 2010 we are busy again. This week had me busy with transactions for a Canadian couple (downtown Playa del Carmen condo) Arizona couple (golf course lot to build a home) and a condo down in Tulum for a young Canadian couple.

Mexican Finance Minister announced last week that the Mexican economic growth for 2010 has been adjusted upward to 4% (small indicator but this is the stongest numbers posted in the past 10 years for this figure) !

just a short update for those interested in opportunities. There have been various announcements on the new international airport to be constructed in the Mexican Caribbean zone. Hector Morenos who focuses on Tulum has made various blogs on this subject.
