Just purchased the course in June. I have a duplex under contract with a large walk-in equity. We submitted a letter of intent on a 125 unit complex but got outbid. Currently have three other multi-units under review. The material really takes away the fear of big numbers.
I've not bought his material, but I've seen and listened to his pitch a couple of times. I've also read one of his books. He seems pretty reasonable. He actually does recommend using 50% of rent as the minimum expenses, and recommends purchasing at 10X annual NOI. That amounts to 5X gross rent, if expenses really are only 50%, or 60X monthly rent. A little higher than the
" 2% rule of thumb" , but far closer than any other guru I've heard actually address this level of detail.
Home study material also includes a software analysis that allows you to quickly look at viability of any transaction. For instance, when the seller gives you the gross rental schedule Dave recommends that you use a 10% vacancy factor. If the property still has a positive cash flow it could potentially be a winner. (Of course there are other factors to take into consideration).

I have his home course as well, and I do agree his stuff is pretty good compared to what I have saw. I am interested in his boot camps etc as well. I dont know after his course if I feel confident to buy right away
also anyone have daves course on fixing and flipping single family homes? or chunkers as he puts it?

I've purchased his Apartment House Riches home study course, and have bought a 60-unit apartment and 68-unit apartment since. I've attended part of the bootcamp as well, probably the best out there for getting know-how on investing in apartments.

I've listened to his interview with Get Real. It was one of the things that got me leaning towards multis. Then I met with some local investors and they too recomended starting with multis, so that is my business plan. I have not bought his course but I have listened to his seminars on line multiple times and I'm not sure how much more I would get out of buying the course.

I have gone to his boot camp and read his books. The books are interesting and have some good information regarding real estate cycles. The boot camp materials are put together in a very sloppy way, in my opinion. The real value in the boot camp for me was networking. A better boot camp was Scott Scheel. As a result's boot camp my partner and I bought 2 apartment buildings (96 units & 80 units).
