I know Dean and I am sure his course offers some insightful information regarding buying real estate notes. The key is finding quality notes that are held by folks that are motivated to sell because they need cash. Are you looking to buy for your own account to hold and collect payments for the long term?

I have the course. It shows you from beginning to end on buying/flipping/managing defaulted mortgage loans from banks. The quality and the tons of info in his course is worth far more than what he charges---and you can quote me on it!!!

I have the course that I bought last year (November 2008) and since that time I have made quite a few contacts and purchased a few pools of notes using the information from the course. The price was right too! Definitely worth every penny in my book.

Sounds interesting, how does it compare to the other note buying courses out there - I have taken a look at some and they feel they are not worth the money.
Is anyone interested in selling it at discount?

If you have a little understanding of how notes work these courses are useless. To be successful you need two things. A source of good quality notes and a market to sell them to. You get both by personal networking. My best source for notes is closing attorneys and title companies. My best market to sell them are through attorneys doing business and estate planning.
Does anyone know what happened to Dean Engle course? every thing he was doing seems to end around 6/2009 or so and no more blogs or his site are updated
Is this the same guy that works at or owns Park Tree Investments? If so, I have spoken to him on the phone a few times and was quite impressed.

Yes Brian, he is the same guy that owns park tree investments. he has some courses about note buying on line and some blogs but he suddenly fell of the sky, no more selling courses, no more selling notes through park investments and simply no more blogs. every thing on line goes back to June or august of 2009. I even sent an email to his firm and no response.
I am linked to him on LinkedIn so I do remember talking to him. He kept trying to position me as a note finder for him, which was quite stupid. If I found any of the type of notes he was seeking I would have bought them myself.
He did seem like he knew his stuff pretty well as I recall, but I can't vouch for any of his courses or anything.

Thank yous o much again Bryan. I have been trying to get as much education as possible buying notes and selling them. seems like the biggest problems with sellers(lenders) on commercial property comes done to the real FMV on a commercial property. I had a retail deal and bank had an appraisal of $10,420,000, looking at P&L from 6 months earlier on the subject the NOI was $300k, looking at rent roll of a month in August the income was $105k with 35% vacancy, asked the asset manager how did the come up with $10,420,000 and he said based on that month rent whats renting in the market not considering this is a stressed property and wanting around 80% off that amount which did not even make sense what so ever.
Yeah...you have to be careful with your reputation. You never know when the guy on the other end of the phone may grow up to be a big investor you need to deal with one day. I always try to treat people I meet with respect even if they are just getting started. Many people that were newbs a few years back are now pulling down some serious cash in Austin.

I met Dean Back in 09' in San Fran I know the guy personally he is the real deal when it come to NPN's he has taught me a lot. I stop doing NPN because of the super long daisy chains. You have to find the Direct Seller and don't deal with Brokers His course it worth the money and his seminars are even better. He is a Real Down to earth guy and always ready and welling to help.
I've met Dean several times, attended his Note Summits, bought notes from him and was coaching for him in his online program back in 2010 and 2011. He is the real deal and his course helped me fill in some gaps in my own education, knowledge and experience in working defaulted bank notes.
I posted before I finished, but I was just going to add that I learned quite a lot from Dean and everyone else who was involved with his program as a coach or student in his program. You can always learn something from those that you meet. I always look to add to my education and share my knowledge with others. Investing in notes is a great business since you don't have to worry about tenants, toilets or turnover until you take back some REO properties LOL. But you can also loose some or all of your money if you do not perform your due diligence and watch your investment closely.

I had previously learned from another investor on how to work with borrowers on distressed notes and work out payment plans, pay offs or help them get refinanced. What I learned from Dean was how to find notes and perform the due diligence, what I didn't learn from the other investor. I learned about the free tools - Zillow, Trulia, Bing Maps, Netronline - how to check title, get BPOs, where to look for bank contacts and sources, how to evaluate the property and develop a bid based upon my initial selected exit and to view REAL deals in progress and watch the results, good or bad. I received more out of the relationships formed, people whom I met at the note summits, on the calls and sharing information on deals with Dean and receiving some valuable tips and advice.
Finding Dean's program helped to add to my growing knowledge and education in the note business. I've used the information on several deals that I have done since that time. Previously I had learned about junior mortgages, but Dean's course focused on first mortgages, which I did not have any experience and are a different animal than seconds or junior liens.
what kind of details are you looking for? How much I paid for notes? I learned how to calculate my yield on loans that I cashed out as an annualized return vs how much I made in dollars or percentage over what I paid. that is valuable information if you plan to raise capital for a note business. How fast and the return. I've lost money on deals that I took a gamble - Detroit homes with more taxes owed than the value of the property, and I've made money.
