I have not heard of this one. But you may get more comments if you could give us the basic jest of the infomercial, commercial, or sales pitch that you heard.
We may be familiar with the basic approach.
I actually just listened to one of his webinars. Well, I listened to half of it anyway. I didn't get to the "act now!" or "but wait, there's more!" part of the webinar so I don't know how much his program costs.
Basically, he is teaching people how to do short sales. His claim to fame is a software database that you can log on to and see what other short sellers are doing with lenders. It is supposed to have all the contact info and "insider" information to every lender in the USA (or something along those lines). His students log on and update the information regularly so according to Phil, it is as up to date as possible. It's an interesting concept, but as for the program itself I have no idea if it's worth it.
Christopher, I watched the same webinar and the program costs 997.00 and then 197.00 per month. He is supposed to teach and coach you on how to do the sales and he will partner with you for 50% of the first 100,000 you make and as you mentioned he has this lender list.
I was thinking the same things as I listened. That's why I only lasted about 30 minutes or so. And I fast forwarded past the "Hey, this guy is great!" referral sections.

I know what you all mean by the sales pitch stuff. I'm not a huge fan of that either. But Phil's pitch was different, because his deal is that he makes money when you make money. It's true. I've made $43,789 on 3 closed deals with his program in the past few months. Not kidding. Since he gets paid when I do, he'll get in the trenches and call the title company to make sure the deals close, etc. He gives you 6 coaching calls a week, even a call on Saturdays. I know of programs that charge $20,000 for one call a week. His Lender Database is the bomb. It's better than he describes it. No joke. He makes every other program out there look like a rip off. For only $1000 upfront and $200/mo, you get the best program out there. Now that I have made a bunch of money with it, I feel like I'm on a crusade to share this with everyone. Sorry if I am rambling. You'd be excited too if you had tried other programs in the past, spent thousands and thousands of dollars and made no money and then after joining Phil's program, made some serious cash. Feel free to ask me any questions you might have about the program or Phil. Oh, and one more thing, if you join his program, you'll hear from Phil personally. Every other program out there talks about 90 days mentoring, blah, blah, blah, but in the end, you never actually talk to the person you watched on the webinar. You'll talk to Phil though. I don't know how he does it. So I hope this helps.
Michele Ashton is right! (Hi Michele). [I'm a different 'Michele' in the program]...There are so many "gurus" out there claiming to have the answer. This one is FOR REAL. I joined Phil's program in Jan. 2009 and have made almost $150,000 in 2 deals! He has had his fingers on the pulse of the short sale industry for many years and because it's always changing, he is actively integrating the latest industry developments into the program on a daily basis so we are up to speed. Not only is Phil teaching the right and best way to do short sales, he's completely dedicated to his students and the outcome of their transactions because the profits up to 100k are split. I personally think he's one of the great real estate minds of our time. After close to a year of learning from him, I'm still astounded by his brilliance. It sounds like I'm making all this up, but I'm not...if you want an authentic real estate mentoring experience, he's the one!
This is again interesting. We have someone question a person or program and then all of a sudden we find first time posters who want to tell us how good the program really is.
Sounds like the same thing that we usually find.
Can anyone share any actual deal details for the experts here to look over.

actually if you have been around this board for any time at all, you will realize that it is here because we all make money in real estate, we know there is money to be made and how to make that money and we do do it!!! We also share our ways with each other. It is called networking. AND ALL THIS FOR FREE. I will repeat Would anyone like to share the innerworkings of the program with us?
We will be very glad to give our opinions of it and then network others to it if it is found to be a good program.

It would probably go a long way to prove how great an investor it has made you, and it would probably better endear you to the group.
We've seen this happen time after time on threads about gurus. These discussions always seem to attract a slew of one time posters for some strange reason :roll:
I hope that is not the case for both of you and I hope you'll give us more to work with about this guy.
This all started because someone asked if anyone had been a part of Phil Pustejovsky's Short Sale program. I had been searching on Google and stumbled upon this thread and decided to chime in. It sure would have been a shortcut had I not even joined in. Y'all are tough!
Anyway, my personal experience with forums is that sometimes they can be helpful, but they didn't help me actually close deals. Everyone else in the BP group here, may have a completely different experience, so more power to you. I used to have this "free" mentality whereby I thought I could search the web for all the answers to my questions or go to my local REIA. But my experience, again, you may disagree, is that you get what you pay for when it comes to advice.
For example, when you search forums for specific lender contact information, you find phone numbers that don't work anymore, companies that no longer exits, etc. The Lender Database is up to date, has the contacts I need, etc. That's nothing against forums, but they weren't built to solve every problem in short sale investing. Another example would be 90 day title seasoning. I searched this forum and no one describes the solution Phil introduced to me.
I didn't start closing deals until I got a mentor. That is what Phil has been for me.
Don't make the mistake I made early on in trying to get everything for free. Invest in a mentor. Not just a program...I'm talking a person who you can lean on for advice when you need it most. And it needs to be someone who is actually successful in the chosen field you want to pursue. I don't care who you choose, but pick someone who has a track record for success. If you want to be a songwriter, then find a mentor that has written some hit songs. If you want to invest in Chateau's in France, find a mentor that specializes in French Chateaus.
One of you wanted details of his program...him and his coaches mentor on Saturdays, on holidays, 6 days a week. Phil helped me with a deal on Labor day of this year to give you an idea. They keep track of the deals with ePartner, an online software system that is really pretty amazing. It's not very well known. It's not even his system. I think you can get it individually but I think it's more expensive that way. The Lender Database, as I mentioned before, is mandatory if you are a short sale investor. The main thing to know about Phil's program is that unlike other gurus, he doesn't have an upsell. His "upsell" if you will, is that he makes 50% of the first couple deals. So his money comes when students close deals.
The way Phil tells it is that he set up the program not to be an info selling operation, but to make 50% of a student's first couple deals. He still does his own deals and basically, this was a way to duplicate himself. I think it's brilliant.
But you don't have to take my word for it. You can talk to him personally and drill him all you want. That's what I did before joining. You'll see. He's the real deal. I couldn't find any other gurus that would do that when I was comparing programs. Try getting the typical guru on the phone. Good luck! If you want to talk to him, I think just go to his website and click "Meet Phil". Talk to him and make your own decision about him.

Here is what I never can understand about the programs out there.
If Phil can do exactly what everyone claims he can do, and his students are making 150,000 in 2 deals, and he already has this amazing database set up to make it a no brainer deal maker. he charges 1000 do sign up and 200 a month?
I'm a numbers guy and the numbers dont add up.
If he does two deals a month he makes 150,000 and for him to equal that in the program he would need over 500 students. Not that you cant get 500 students to sign up but for him to give the individual attention to that many students sounds far fetched to me.
Sounds like he isnt making the kind of money his students are. If it really makes the kind of money it claims to he wouldn't need to sell it.
Michele, you may be able to to find a more affordable lender database.
Try googling "The Lane Guide". It cost a fraction of what you are currently paying and is constantly being updated.
I am interested in finding Short Sale property and resale to retail buyer. What Phil said in the webinar was so convincing. However, there is no mention of a trial period and I don't know whether I can have my $1,950 back if I find out the program is not as good as it sells after I pay the initial cost. I really need more of his students to honestly telling me the fact. Is there any other of his student here?
I'd like to know some honest opinions as to whether this program will likely be a benefit to someone who has absolutley zero knowledge of "short sales" or real estate inner workings in general. Paying someone to "teach" you, sounds like a good idea, but what other facors are involved? Would the local economy, and real estate market have a large factor in whether a "newbie" would have a good chance of realizing a profit? I see a few people have posted positive comments on here so far, but they sound just like an infomercial. Is there anybody that can tell me how things would actually work? What specifically would I have to do? I have already heard that Phil is a great guy, and that he'll be "there for me". Anything thing else anyone can tell me?
