Before you spend $10,000.00 on a Donald Trump licensed course or Than Merill's how to make $30K in 12 hours spend a little time here asking some important questions first.

If a Guru can teach you to make $30K in 12 hours, why is he bothering to pass that information along for $3K when he could charge tens of thousands or even millions.

Why do they? Because they have branding and name recognition and your blinded by dollar signs and influenced by the light shows, music, and voice inflections. Guru's are standing in front of crowds because they can make more money selling dreams than they can make otherwise selling real estate.

A guy calls me on the phone asking about my short sale negotiation program and if I have a problem working low-ball offers. I responded no, as long as you have an understanding that banks are not giving away homes. He preceeded to tell me he just got done with a wholesaling course and that the instructor (who licensed a well known real estate investor whom does not even deal with residential properties) told him that he can routinely obtain houses in a short sale platform where he can make tons of money by offering properties to wholesalers at 50 cents on the dollar.

I informed him, "In order for you to profit you will have to turn a high volume of deals and get them for 40 cents on the dollar. Although you may be able to do this once in a great while, you are not going to be able to this consistantly.". You see, in the long run he will fail.

Although I did not have the heart to tell him he wasted his money, I told him "I am not your man, but to put me on your wholesale list right at the top."

Bottom line, these guru's have their interests at heart not yours. They will take your money, promise you riches, pretend to give you the key to financial freedom and hand you a blueprint that has no bearing here, today.

Instead, joint venture with someone here at BP and save yourself $10K, $5K, or even your last dollar. Here there are real people doing real deals.

Couldn't agree more.
While paying for real education is worth every penny, a guru is not in that same category. Study under real investors who actual do real deals in teh real world, not fantasy land.

Great post! And your disclaimer does not include me. For your post does in fact reflect my opinion.

Now, We get calls like that on a weekly basis. And is usually picks up when a weekend seminar has taken place near us. When I try to explain that what they have just been taught does not really work, they do 1 of 2 things. 1) Tell me that apparently I do not know how to negotiate. 2) Ask me how many deals will they need to put under contract to "find" the ones that they can get REAL cheap.

That's funny becuase it happens to me as well. I was told to expect a few calls this week becuase there was a seminar in town. Sure enough, I start getting a ton of calls.

I get calls about processing short sales a few different ways:
1) We a few times have paid to be an event sponser. Not the best use of marketing funds. But we did see minimal results. (plus, I didn't like the fact that we kind of were endorsing the guru.)
2) We have ads out about processing short sales. Also, we had/ will have a section on our website about us processing shorrt sales. (since outsourcing is hot with the guru camps, attendees will seek companies to outsource their work.)
3) Word of mouth and investors spreading the word.

2. I like JV'ing so I am active in my REIA and do some marketing on the Guru circuit too.
