Anyone have experience with real estate crowd funding websites?

I recently came across a few companies that raise capital by using a "crowd funding" approach. A couple examples are the DiversyFund and realtyshares. Basically, they list all of their current projects and then you can pick and choose which project you want to invest in. Most offer a range of 7%-12% ROI which seems decent compared to what my cash is making while sitting at the bank. It looks like you have to register and become an accredited investor to participate in these projects. Im' curious to hear if anyone has any first hand experience in dealing with these types of investments?
